Kent County Waterfront

I am currently appraisaing several waterfront properties in Kent County. Although the sales have been quite slim over the past year, August was robust, for Kent County.  We have yet to determine if the sales in August will have a positive impact. There remain many parcels on the market, as of today, it would appear it is a buyers market.

Good Signs in the Market

A recent survey of available building sites in the Town of Easton, Talbot County, Maryland.  In 2007 there were approximately 740 lots available. Half have been built on over the past two years and houses sold, few new lots created so that supply would appear to be coming into balance.  Most of the remaining available lots are for townhouses and multi-family.  Building permits for single family detached dwellings are up in Easton.

Farmland Prices

In an on going study of farmland sales in Kent and Queen Anne's Counties, Maryland we found that farmland prices (100+ acre tracts) rose at nearly the same rate from 1997 through 2006.  When you compare the development pressures in Queen Anne's County and the lack of development pressures in Kent County the data suggests that development pressures are not the cause of the farmland price increases in Queen Anne's County.

Where are prices holding up? Good news for Queen Anne's County.

Recent Single family residential dwelling and lot sales on Kent Island to Centreville, Maryland, Stevensville, Chester, Grasonville, Queenstown and Centreville seem to be holding up to the market pressures.  Although the actual number of units sold are far off the rate is 2005 the number of listings and solds appear to be in balance and the prices appear stabilized.
